The guest bedrooms are individually named after rivers which
can be found nearby. They are the Exe, Otter and Clyst. Two rooms have en-suite bathrooms and the third has an
en-suite shower room. Rooms are doubles or twins but are available for single occupancy at an attractive discount (subject
to season). All rooms have central heating, hairdryer, radio alarm, digital TV, DVD and CD, electronic safe, hospitality tray
with a range of beverages and biscuits, books, magazines, bottled water, bathrobes and a selection of toiletries.

Prices are from £37 to £40 per person per night sharing
a double or twin room. Single rooms from £52.00 to £55.00 per night. We accept cash, cheques supported by a cheque
card and most major debit and credit cards.

Your room will usually be available from 4pm - 6pm, earlier or later by arrangement, and should be vacated by 10.15am on the day of your departure. Please contact us if you would like to make
alternative arrangements and we will do our best to help.
For breakfast we aim to accommodate all tastes. We offer
a full English breakfast with a selection of items including free range eggs, local bacon and speciality sausages. We
also offer fresh fruit, fruit slices and yoghurt. This is in addition to your choice of cereal, hot toast and freshly
brewed tea or coffee.
For guests who are vegetarian or have special dietary requirements
please contact us prior to your arrival stating your exact needs and we will be happy to assist.
Booking Terms and Conditions
If you need to cancel more than 14 days prior to your visit, we will refund the booking deposit
in full less a £10.00 administration fee. If you cancel between 5-14 days prior to your visit, the deposit becomes non-refundable.
Cancellation after this time, or failure to arrive, will result in the full payment becoming payable if we are unable to re-let
the room.
